Today’s cities are experiencing change: social diversification is increasing in response to a rising population density, and once familiar home locales are becoming foreign. The concept of “Urban villages”, as a form of urban reorganization, is acting against this trend. These can exist as residential parks or reconstructions of entire neighbourhoods, are compact, and incorporate a diverse mix of different neighbours and residential buildings. What do such housing forms look like in the Zurich area? What visual and organizational codes can be inferred from this? The UNREAL ESTATE catalogue is a typological collection of settlement types in the Zurich area. It questions the trend in urban residential living and the ideals of freedom and individualism espoused by real estate marketing in such places. In addition, the catalogue proposes an alternative concept of sustainable housing: It is a modular system that can be used to assemble housing developments individually. An accompanying planning tool, based on the text of Christopher Alexander, provides assistance to architects, builders, administrators and end users alike.
